Time analysis of econometric models of pricing in the housing market

The article analyzes pricing models in the secondary market of one-room apartments in the city of Saratov, studies the dynamics of model coefficients, changes in their statistical significance, the emergence of new pricing factors. The steady segmentation by types of houses of various heights and multidirectional development of pricing processes is revealed. According to the authors, cadastral valuation should be carried out taking into account the dynamics of segmentation of real estate markets, which is recommended to be taken into account when building price forecasts for segments, and when monitoring the market, special attention should be paid to the dynamics of its segment structure.
