The formation of quality and affordable housing for the population is aimed at the growth of social and human capital, as well as acts as a solid basis for the economic development of a particular territory and is associated with the effective satisfaction of basic needs of households. The article assesses the state of Russia’s housing stock and analyses the factors that influence its further development, which in turn affects the socio-economic situation in the state. In the course of the study the authors came to the conclusion that despite the annual increase in the area of the housing stock in the country there are significant negative trends associated with the increase in the cost of living space and its regional differentiation; low affordability of housing; growth of crediting terms, the size of the credit rate and the population’s indebtedness on housing mortgage loans.
