The article analyzes the mechanism of alienation of urban (municipal) real estate. The author analyzes and systematizes the practice of buying out this property. Concludes that the norms of the Civil Code of the Russian Federation do not fully meet the needs of the parties to the transaction, and this gap is replaced by the arbitration practice of resolving such disputes.
