Analysis of residential real estate in Chelyabinsk by market types and entities

To date, the real estate market is actively developing in Russia and the number of our fellow citizens, companies and organizations involved in real estate transactions is increasing. In the Russian Federation, as well as all around the world, the real estate serves as the basis for the private existence of citizens and as a base for economic activity and the development of enterprises and organizations with all forms of ownership. A unified approach to managing the real estate is not acceptable because of different tasks and conditions of its operation. The incorporation of these requirements is a crucial problem in today's market conditions. The paper proposes a model of the system of management of real estate by market types and entities, which allows systemizing and regulating the real estate market in accordance with the demand for each of its individual types. The authors give the definition of different types of real estate, propose the technique of building the model of management of real estate by market types and entities, and classify the assets of immovable properties. However, the given classifications of real estate do not take into account the dependence of demand for real estate on its origin and the purpose of acquisition. Under current conditions, according to the authors, one of the most important tasks is to develop a method of management of real estate in accordance with its characteristics as a market commodity. The residential real estate market of the city of Chelyabinsk is considered during the research. The research is conducted on the basis of an interview method where the representatives of leading developers and real estate agencies of the city are respondents. The hypotheses are put forward, some of which are confirmed.
