The article discusses the question that arises in assessing the market value of land for industrial complexes. Authors analyze the case when there is no possibility to apply the correct approach to the comparative evaluation. We give advice on the application of the remainder in the income approach to address these issues. The conclusion about the possibility of calculating the value of the land by calculating the balance of the cost attributable to the land, with the cost of the industrial complex is determined based on the performance of its operations.
