Economic evaluation of lands of populated items and modern urban planning norms - relationship, trends, problems

The authors propose a systematic approach to the analysis and accounting of town-planning norms when assessing land plots located within the boundaries of settlements, and determine the directions of its application both in conducting a professional assessment and in conducting forensic examinations. The relevance of the topic is due to the fact that the results of the analysis of assessment reports and the opinions of forensic experts show that in most cases, the assessment does not fully take into account or exclude from consideration pricing factors and indicators of the appraisal object and analogous objects related to the provisions of normative documents of territorial planning and urban planning zoning of settlements, which leads to an incorrect total value of the valuation object.
