This article studies operations and services provided in the residential real estate market. Current trends in the development of the service sector directly affect the interactions of actors operating in the market. The key aspect is the transformation of these interactions within the services and use of cooperative tools to form the service value throughout the life cycle of the housing. The article proposes a methodology for evaluating the services provided, taking into account the principles summarized in the "basket of preferences" indicator for further use in the hierarchy analysis to justify the integrity of services in three sectors of the residential real estate market: creation, turnover of rights, and management/operation. The proposed methodology has been tested in the Republic of Crimea, conclusions have been drawn about the prospects for the development of service ecosystems, which will be reflected in the author's further research in the field of services in the regional residential real estate market.
