The article researches method of price adjustment in terms of «square» pricing factor. А two-dimensional distribution of the values «square - bid price of 1 sq. m» сonsidered. The market value of 1 sq. m. estimated by conditional distributions. Shows that the correction have a sedate function nature and follow from a joint lognormal distribution of the object area and the price of 1 sq. m. This method can be used to obtain objectively reasonable estimates of market value with large data sets of objects of comparison, including the evaluation of land.
