Methods for analyzing the state of the real estate market: market indicators and liquidity characteristics of objects

The article discusses methods for analyzing market data, which are usually available to a real estate market analyst, and describes the procedures for processing them in order to obtain objective characteristics of the state of the market and the level of liquidity of real estate objects. It is shown that the market information presented in the advertisements for the sale of real estate objects is poorly structured and not suitable for its processing in automatic mode. The ways of presenting market data in the form of standardized datasets and processing methods based on the model of censored Kaplan-Meier samples are considered. Empirical formulas are proposed for calculating statistical parameters that characterize the state of the market and the liquidity of real estate objects.
