Evaluation of the market value of commercial real estate in modern conditions

With the advent of market relations in Russia, an objective need arose for an independent assessment of the market value of commercial real estate. Problems of real estate valuation have long been solved by foreign and, relatively recently, by Russian economists. The article discloses the concept of “commercial real estate”, discloses situations in which the assessment of commercial real estate is required, analyzes the legislative framework, the assessment of a commercial real estate object using a comparative approach, the profitable method of evaluating commercial real estate and the cost method. It was obtained that the use of an optimal method for evaluating commercial real estate will ultimately lead to lower costs and will provide the necessary accuracy of calculations.
