Logistics potential in the organization of residential real estate development

Development of residential real estate is one of the most effective ways to manage the construction process. The need of professional construction management is in the high level of demand of the Russian population for housing. However, the development of residential real estate has a number of problems, which significantly reduce the effectiveness of the process. The author notes that the way to increase the efficiency of residential construction is to use principles and methods of logistics in the process of development. The effectiveness of development projects is traditionally estimated in terms of financing and in accordance with the payback period, which can be explained by the leading role of financial flow in the process of development. Nevertheless, the financial appraisal of the project effectiveness does not include the issue of qualitative implementation of the project and does not allow conducting a deep analysis of professional activity of the developer on this basis. The formation of professional development in the field of residential real estate will increase the provision of housing and the level of development projects in Russia. The article deals with the issues on economic efficiency of development projects. The focus is on the problems of developer’s performance appraisal on the Russian real estate market.
