The author considers the practical aspects of applying a comparative approach for the assessment of income-generating real estate, in particular, the shopping center. The possibilities of applying various methods of this approach and factors affecting the value of this type of real estate are analyzed. An example of an evaluation of a shopping center by the gross rental multiplier method is given.
