Practical application of the modified method the allocation for appraisal of stead and objects of capital construction

The authors substantiate the relevance of the modified methodology for assessing the market value of land and capital construction projects developed in OOO «Volga Center of financial consulting and evaluation» for the purpose of contesting the cadastral value. We present the essence of the method. A comparison of direct and modified methods for parameters such as scope, the original data, the evaluation process, the accuracy of the r esults. It is shown that when the direct market data about the object of evaluation is not enough, the proposed method allows to extend the range of analog data by attraction of unified real property, which increases the accuracy of the estimate. The applicability of the method is proved through practical examples.
