The article discusses current scientific directions in the development of methods for mass real estate appraisal in narrow markets. The systemic factors of uncertainty and complexity of the mass assessment of the market value of land plots in such markets in terms of collecting, processing and modeling data areidentified and classified. The principles of analysis and modeling of market data are substantiated. The disadvantages and advantages of discrete cluster analysis and various types of regression models for different types of markets are revealed. A target discrete-regression model developed by the authors for the mass assessment of the market value of land plots in narrow markets is presented.
