Role of secondary residence in the desurbanization of Russia's large cities: a modern view

The dacha settlement as a phenomenon characteristic of Russian reality promotes its influence on the redistribution of the population in large cities. The dacha evolves from the place of seasonal residence to the principal residence. The study of the genesis of the dacha settlement has established that having evolved into a housing cooperative, it has received the potential to intensify the process of deurbanization of a large city through the transformation of its socio-economic, communal infrastructure, natural and environmental subsystems. In the article we have proposed to introduce zoning of the location of dacha settlements according to transport services: city, near suburbs, outer suburbs. Based on a sample survey of 25 dacha settlements in Volgograd and its suburbs, their grouping, we have found that those of them that are located in the border areas of the city and in the near suburbs have the greatest potential for transforming the dacha settlements into a place of permanent residence and promoting deurbanization. The main constraining factors for the suburban dacha settlements, in addition to transport distance, is the underdevelopment of communal infrastructure (primarily gasification) and social infrastructure.
