The article describes peculiarities of hotel valuation by means of existing approaches to appraisal. The main results of the international experience’ analysis concerning this object and regards to developed markets of lodging industry are presented. The Rule of thumb method was investigated and attempt to approve this method on local market was made. Besides that, methods to determine the real-estate only value relating to the going-concern value are proposed.
