The article examines the theoretical and practical aspects of forming an adaptive strategy for the development of non-aeronautical activities of an airport in the context of digital transformation. Using the example of «Northern Capital Gateway» LLC (Pulkovo Airport), the current state and structure of non-aeronautical revenues are analyzed, key problems and limitations are identified. An integrated approach is proposed, including diversification of commercial areas, implementation of digital project management tools (BIM, CPM/PERT, EVM) and improvement of the organizational and economic mechanism. The economic efficiency of a pilot project for the development of recreational areas is substantiated. The conclusion is made about the need to integrate digital technologies into the project management system to increase the adaptability and resilience of the airport to market changes.
