Multi-level classification of factors affecting the cost of individual household projects under project financing

The article presents the results of a comprehensive analysis of the factors affecting the cost of individual housing construction projects in terms of escrow financing. The aim of the work is to develop a multi-level classification model that makes it possible to assess the nature and dynamics of cost formation. The methodology is based on the consistent structuring of factors by semantic groups (technological, financial, economic, natural, geographical, regulatory, social), the assessment of each of them according to the criteria of certainty and manageability, as well as the distribution by stages of the project life cycle. The analysis demonstrates that the escrow financing model, characterized by a high proportion of uncertain and uncontrollable external factors with rigid fixation of internal parameters, significantly increases risks for the contractor, especially at the stages of construction and commissioning of the facility. The resulting classification serves as an analytical basis for the subsequent development of adapted cost and risk management mechanisms in this segment.
