Исследованы теоретические аспекты регионального развития земельных ресурсов на примере ЮФО и Республики Адыгея. На основе изучения различных методических подходов (нормативного, аналитического, динамического, сравнения, типизации, графического, системного), дана комплексная оценка земельных ресурсов различных иерархических уровней управления. Результаты исследований показали, что земельный фонд ЮФО, в том числе Республики Адыгея не является статичным объектом, а является постоянно изменяющемся, хотя и медленно и развивающемся. Площадь земельного фонда ЮФО - 44782,1 тыс. га, что составляет 2,6 % от общей площади земельного фонда РФ. Площадь земельного фонда Республики Адыгея составляет 779,2 тыс. га (0,05 % от общей площади земельного фонда РФ и 1,74 % от общей площади земельного фонда ЮФО). Анализ структуры земельных ресурсов показал, что значительные площади в ЮФО занимают земли сельскохозяйственного назначения. В работе учтены современные социально - экономические условия, сформулированы закономерности регионального развития землепользования, которые позволяют детально учесть наиболее общие тенденции, характерные для субъектов ЮФО, а также выявить особенности, порождаемые типологическими признаками регионов.

The republic of adygea in the system of state control and management of land resources in the southern federal district
The article explores the theoretical aspects of regional land resources development using the example of the Southern Federal District and the Republic of Adygea. Based on the study of various methodological approaches (normative, analytical, dynamic, comparison, typification, graphical, and systemic), the article provides a comprehensive assessment of land resources at various hierarchical levels of management. The research findings demonstrate that the land resources of the Southern Federal District, including the Republic of Adygea, are not static but rather undergo constant changes, albeit at a slow and evolving pace. The area of the land fund of the Southern Federal District is 44782,1 thousand hectares, which is 2,6 % of the total area of the land fund of the Russian Federation. The area of the land fund of the Republic of Adygea is 779,2 thousand hectares (0,05 % of the total area of the land fund of the Russian Federation and 1,74 % of the total area of the land fund of the Southern Federal District). The analysis of the structure of land resources has shown that significant areas in the Southern Federal District are occupied by agricultural lands. The study takes into account modern socio-economic conditions and formulates the patterns of regional land use development, which allow for a detailed consideration of the most general trends characteristic of the subjects of the Southern Federal District, as well as the identification of features generated by the typological characteristics of the regions.
